Property Management Advisors creates custom marketing plans for every property that will ensure optimal visibility to potential residents. Our listing agents cast the net far and wide, capitalizing on the vast resources of Bright MLS, Trulia, Zillow, Realtor.com, Rentpath, Homepath, and our referring agent partners throughout the region.
Once the property is listed, Property Management Advisors handles every aspect of the tenant search for you. We'll answer inquiries, schedule and conduct showings, and assist prospective tenants with the application process. When we process the application, we verify income and employment, run credit checks, and contact the applicant's previous landlord for references.
When a suitable tenant is found, we will negotiate the lease terms on your behalf. Once the lease is executed PMA will create a series of Initial Narrated Walk Through Videos. Additionally, PMA's staff will assist with utility transfer, renter's insurance, keys and access, passes/FOB's, air filters, water turn-offs, electrical system, yard maintenance, and general move-in protocol.
Each month we will collect the rent, disburse it to the landlord within the first week, and account for it via our online Appfolio statement system. Additionally, our CFO prepares and provides the annual 1099 misc income forms for your convenience.
We are on-call 24 hours a day to assist with service calls, respond to emergencies, coordinate repairs, or file hazard insurance claims. Whether the problem is small or cosmetic, huge or life threatening, we will respond accordingly and keep you informed during the process. When coordinating repairs or maintenance, we have a list of go-to vendors who provide reliable, quality service for an affordable price.
We conduct at least two seasonal inspections per year to ensure lease compliance. Like our initial walkthroughs, seasonal inspections are video recorded and provided to both the landlord and tenant through an unlisted channel.

PMA in partnership with Keller Williams Realty (KW Metro Center, Vienna, VA) seeks out and screens potential residents, collects monthly rent, arranges for repairs, provides initial narrated walk through video inspections in addition to seasonal occupancy inspections, coordinates utility transfer, assists with renter's insurance, and remains vigilant day and night monitoring systems for service-related calls, texts, and emails.

How We Price Your Property
When compiling information for an RMA, Property Management Advisors will evaluate a variety of different factors to determine current valuation. When trying to find the right comparable properties to accurately estimate your potential rental rates and the overall value of your rental property in Northern Virginia, we look at various factors to determine a final price as well as historical data on the real estate market plus current and historical trends.
But what really goes into evaluating your property? A variety of factors are included in the property analysis, such as the area and neighborhood, the size or square footage of the property, the lot size, the number of bedrooms and bathrooms, how many other rooms it has, including a den or office, the number of floors, the construction age, the amenities at the property has, and the proximity to local amenities.
When PMA evaluates all of those factors we provide an accurate price for your property or rental rate and compile a list of things you might not have thought about that can help you market your property to potential new buyers or renters that could be interested.
